Coverage for outbuildings on your property, such as a garage, barn, or shed, along with outdoor grills or fireplaces, swing sets, walls, or fences is also included. A swimming pool or other recreational equipment may also be covered, but those higher-risk items may require additional liability coverage.

In addition, you’re typically covered for living expenses if you need to find alternate lodging while your home is rebuilt. Liability coverage is typically included as well. That means you’ll be reimbursed for medical expenses and legal fees if people that are not living in your home are injured on your property.

Replacement cost is more expensive, but industry experts say it is worth the added cost.

“Know the difference between an actual cash value policy and a replacement cost policy,” says Lynne McChristian of the Insurance Information Institute (III), “The former pays the depreciated cost, so you get less at claim time. With replacement cost, you may pay 10 to15% more for coverage, yet you get much more when you file a claim.”

To estimate how much homeowners insurance coverage you need, multiply the square footage of the home by the local building costs per square foot in your area. For example, if your home is 2,200 square feet and local building costs average $80 per square foot, the cost to rebuild your home would be about $176,000. A local insurance agent should be able to help determine costs in your area. You’ll calculate costs the same way for any outbuildings.

Next, take an inventory of all your possessions with an estimated value. Take photos or videos to provide a visual record. Make a note of where and when you purchased things on your inventory, especially big-ticket items. This will not only provide a record, it will also help determine how much coverage you need, and what items might require additional coverage.

According to the III, most homeowners insurance policies typically cover your belongings at a rate of about 50% to 70% of what your home is insured for. Meaning that if your home is insured for $400,000, you can expect to be reimbursed for somewhere around $200,000 to $280,000 for your furniture, clothing, and other possessions. If your inventory determines that isn’t sufficient for your needs, consider additional coverage.

You can’t see or smell carbon monoxide, but at high levels it can kill a person in minutes. Often called the silent killer, carbon monoxide (or CO) is an invisible, odorless, colorless gas created when fuels, like gasoline, wood, coal, natural gas, and propane burn incompletely.

According to the Center for Disease Control and Prevention, each year more than 400 Americans die from unintentional CO poisoning. It is estimated another 20,000 visit the emergency room, and more than 4,000 are hospitalized due to CO poisoning. All people and animals are at risk for CO poisoning, with some groups including unborn babies, infants, and people with chronic heart disease, anemia, or respiratory problems being more susceptible to the effects of carbon monoxide. An excess of CO, leading to CO poisoning, can result from faulty furnaces or other heating appliances, portable generators, water heaters, clothes dryers, or idling cars left running in garages. Taking some basic, precautionary steps can help eliminate the risk of carbon monoxide poisoning. Protect yourself by reviewing the following tips provided by the United States Fire Administration.

  • Have fuel-burning appliances, like oil and gas furnaces, gas or kerosene heaters, fireplaces, and wood stoves inspected by a trained professional every year.

SERVPRO, company-wide, is a proud supporter of First Responders, Veterans and Active Military Personnel. Our franchise in SERVPRO of Denton wanted to do something in our community that honored first responders as best we could. We teamed up with the University of North Texas to sponsor the Denton First Responder game. This event took place on October 17th, 2019 at Apogee Stadium. We contacted the Denton Fire Department, the Denton Police Department, and the campus Police Department at UNT in order to get nominations. Once we had our nominees, we narrowed them down to two candidates with the most inspiring stories. Gary Weiland at the Denton Fire Department and Daryn Briggs of the Denton Police Department. Each candidate was presented with 20 tickets to give out to whomever they would like to and invited up to our suite for Gameday. We put it to a vote on our Facebook page. After several votes, Mr. Gary Weiland was our winner. His outstanding optimism following an amputation was so inspiring to everyone that read his story, including everyone here in our office. His will to keep moving forward is truly exceptional. He was presented with a Mean Green Football Jersey signed by Mean Joe Green. In addition to that, he was entered to win an all expense paid trip to the SERVPRO First Responder Bowl that takes place in Dallas, TX in December. We hope to make this an annual contest within the Denton community. Everyone keep your eyes peeled for extraordinary acts of kindness, goodwill, and leadership throughout the Denton First Responders team and make sure that their names are submitted so that they can be recognized for the good that they do in the community. Go out of your way to thank a responder, any chance you get!

Reconstruction Department Reconstruction

Here at SERVPRO of Denton, we have a BRAND-NEW Reconstruction division. This is exciting news for many different reasons. As a fire and water damage restoration company, we had everything we needed to be able to come in and restore what we could and tear out what had to be removed due to damage. With our reconstruction team in place, we now have the ability to be a full TURNKEY operation. Not only can we remediate the damages, but we can also replace what was lost. There is no obligation to use our reconstruction team if we perform emergency services. However, if you as the customer so chooses, we have the services available on hand to make it “Like it never even happened.”  

Our reconstruction team is not only for use after fire, water, or mold mitigation services are performed. This team can take on any project that you might have. It does not matter the size. We handle Commercial Reconstruction as well as Residential Reconstruction. If you’re in the market for a remodel on your home, we can make it happen. If there are a few places on the roof that you need repaired, we can make it happen. If your business needs a fresh, new look, inside and out, we can make it happen.  Our General Contractor, Dale, has about 15 years of experience under his belt with an index of trusted contacts for completing jobs. Tips to Safely Fry a Turkey This Thanksgiving season

Yes, deep frying turkey is popular for the holidays, but it can be a dangerous alternative to a traditionally roasted bird. Unless you’re careful, you could end up causing a massive house fire instead of making Thanksgiving dinner. There are even some situations when deep frying turkey is never safe. If you learn how to safely cook your bird, you can enjoy the succulent, moist, flavorful meat that results. Below are some tips to help you and your family stay safe in for the holidays when frying a turkey.

  1. Always be ready in the event of a fire. Whenever you have large amounts of hot oil and heat in the same place, fire can happen. Have a fire extinguisher within easy reach (not inside the house) of your fryer. Never try to put out a grease or oil fire with water. If you don’t have a fire extinguisher, buy one.

  2. The site you select for deep frying turkey needs to be on a thick, heat-proof, non-flammable material. A large concrete driveway will work well. Sweep away any leaves or sticks from the area to keep stray sparks from catching those on fire. Double check that your surface is level because you’re more likely to spill the fryer if it sits at an angle.

  3. 3.Gather all your supplies before cooking. You’ll need an oil thermometer, a meat thermometer, a turkey fryer, five gallons of peanut oil, oven mitts, goggles, and an apron. Ideally, you’ll want to wear something with long, non-flammable sleeves to protect your arms from splashing oil. To reduce the amount of oil movement, ensure the turkey has completely thawed before frying it. Any ice still in the bird will explode when it hits the hot oil. Don’t use anything other than peanut oil. This traditional deep frying turkey oil has a high smoke point, so it’s safer to use at higher temperatures than olive oil or something else that has a lower smoke point. Always check that the pop-up thermometer in the turkey and anything in the cavity are removed before frying. Never deep fry a stuffed turkey.
  4. Though deep frying turkey takes much less time than roasting, it still requires care. Use your oil thermometer to maintain a temperature of 350. You’ll have to wait for the oil to return to this temperature after inserting the turkey then begin timing the bird. Generally, the rule of thumb for timing a deep-fried turkey is 3.5 minutes per pound. When the time ends, carefully remove the turkey and check the meat temperature with a thermometer in the thickest part of the dark and white meat, not touching a bone. Dark meat should register between 175 and 180, while white meat can be between 165 and 170. Don’t under cook the turkey unless you want to risk illness.
